Frequently asked questions 

Do I need drawings?
Yes, for most planning applications you will need existing and proposed scaled floorplans and elevations. I work with architects in Lewes, Brighton, London and further afield so can recommend someone to provide your drawings.

Will the Council charge a fee?
Yes the Council charge a fee for most planning applications, there is a list of fees on the Planning Portal.

Will the Council need supporting reports?
I can advise on this. Usually they will need a Design & Access Statement or Planning Statement (I can write these) to explain what you want to do and how it meets policy. They might also need other reports such as a transport assessment, heritage statement or flood risk assessment.

Are there some building works that I can carry out without planning permission?
Yes, some things are 'permitted development'. If you want to make sure that what you want to do is legal, you can apply for a Certificate of Lawfulness - I can advise.

I own some land - will I get planning permission for housing on it?
Maybe! I can do a planning appraisal for you covering designations, planning policy, planning history and local precedent.

I have had planning permission refused - can I appeal?
Yes you can appeal, I can write and submit the appeal for you (if I think you have a good case).

I want to object to my neighbour's planning application - can you help?
Yes, I can write an objection letter for you, referencing national and local planning policy (if I think you have valid objections).

Will I need listed building consent?
If you want to make changes to a listed building, you will nearly always need consent for this. I can advise.

Can you do premises licences?
Yes I often apply for these, for restaurants, take-aways and bars.

Are you insured?
Yes I am fully insured - Professional Indemnity and Public & Products Liability.

Are you professionally accredited?
